Social Returns
Some of the key social objectives include:
- Providing housing, including affordable housing, and activities for a wide range of age and income groups. EPRA's Housing Diversity Policy is to reserve 10-15% of all new dwellings in its project areas for social or affordable housing.
- Achieving a robust neighbourhood with flexibility to accommodate a wide variety of residents, families with children and seniors with consideration for:
- Parks, day care and other community facilities.
- Public settings for socializing.
- Accommodation for all age groups and incomes.
- Maximising transit use through establishing households that need public transport.
- The creation of community and convenience facilities; and
- Safety, security and vitality through street based built form.
Social outcomes are enhanced by transit oriented development elements, which address amenity, accessibility and safety.
