Sustainability

The China Green project will be a benchmark redevelopment for social, economic and environmental outcomes which will be assessed against 56 criteria jointly developed by the Subiaco Redevelopment Authority (SRA) and City of Subiaco.

Particular sustainability objectives will be delivered at key milestones throughout the project’s construction and delivery, and some will require specific management plans to ensure their delivery, for example water and resource management, as part of an overarching Sustainability Action Plan.

Key initiatives include:

Environmental

Integrated Urban Water Management – to reduce water consumption through water saving appliances and water-wise landscaping and recycling techniques such as rainwater tanks and recycling grey water.

Energy Efficiency and Greenhouse Gas Emissions – to reduce energy use and greenhouse gas emissions through a range of initiatives including renewable energy sources for buildings, solar orientation for dwellings, use of environmentally-friendly building materials and techniques. Green star rated buildings, with high levels of environmental performance, will be required in the development.

Renewable Resources, Waste Reduction, Recycling and Pollution – to reduce waste material generation through construction and management of buildings by using recycled materials, recycling organic waste, recovery and recycling about 75% of construction waste.

Transport – encouraging residents, workers and visitors to use alternative transport options and reduce dependency on private vehicles. Accessibility to and mobility around the site will be encouraged through pedestrian-friendly streets and urban design that maximises opportunities for walking and cycling, street activation and quality public open space.

Social

New Homes – the creation of approximately 330 new dwellings and 600 residents, which will bring much needed after hours vitality to the streets.

Housing Diversity, Adaptability and Affordability – continuing Subiaco’s tradition to offer a variety of housing types and levels of affordability for all ages and stages of life. China Green will offer a range of housing types, a mix of dwelling sizes and designs that can adapt to new uses or changing community needs over time. Through the SRA’s Housing Affordability Policy, 10 to 15 percent of housing will be dedicated to affordable housing – private rental, owner-occupier affordable and social housing.

Sense of Place

Heritage Interpretation – the site’s heritage character will be interpreted through architecture, public art, recycled materials used in new buildings and the partial retention of some heritage items.

Links – strong linear street and open space connections will provide clear pedestrian, cyclist and vehicle links within the site and to its surrounds.

Public Domain – a unique native landscape theme, public art and other heritage elements will enhance the appeal of the area and contribute to the sense of place. The central boulevard and open space will become a focal point and offer a variety of experiences, from calm respite to energy and activity. China Green’s public open space will link to the existing Subiaco Common and Green Spine to the north. Design Guidelines will ensure that the new dwellings will integrate with the existing dwellings in Darbon Crescent and Price Street.

Economic

Local Economic Expansion – by providing approximately 56,000 square metres of new retail and commercial space, attracting up to 2,800 new workers to the area with private sector investment estimated at $275 million.
