Urban Design China Green’s urban design philosophy reflects the significance of the site’s heritage, character and place in Subiaco. In particular, the site’s close proximity to public transport makes it ideal for a pedestrian-friendly, transit-oriented community.
Built FormBuildings within China Green will feature contemporary architecture, embody high quality materials and finishes and reflect elements of an industrial aesthetic. Residential buildings in the proposed redevelopment are mainly three to five storeys and will feature a range of dwelling types and sizes, from townhouses to apartments. Building heights will integrate with existing residential developments, with an option to have a taller building at the corner of Hay Street and Roberts Road offering a powerful visual introduction to China Green. The street layout and orientation of buildings will allow sunlight to enliven streets and the variety of roofline optimises views and the penetration of daylight into buildings. Design Guidelines will ensure the careful integration of built form outcomes with existing properties and at street level.
Land UseChina Green’s diverse land use will support and enhance the surrounding community, with a mix of residential, commercial and a small amount of retail. Seen as a place to live, work and recreate, the area will encourage day and night activity and offer mixed-uses, to allow innovation and respond to market demand.
Public DomainThe public domain is designed to provide a variety of experiences for residents, workers and visitors from a bustling urban environment to areas for quiet contemplation. The main boulevard will adjoin a public plaza incorporating public art and heritage interpretation and will be framed by contemporary buildings. The pedestrian-friendly community, with green garden pockets, walls and water features, will contribute to increasing the sense of interaction between China Green and neighbouring communities.China Green land uses and building heights
